When the landlord register opens in your region.

Every landlord in England will have to register each rented home on the new Private Rented Sector Database (GOV.UK calls the service “Register your rental property”). It opens one region at a time. Once your region opens, GOV.UK says you have 3 months to register.

Draft regulations The opening dates are in the draft Private Rented Sector Database Regulations 2026, laid before Parliament on 9 September 2026 and not yet approved, so they could change. The “register by” dates are the end of the 3-month window that GOV.UK gives for each region.

What it costs

GOV.UK says the fee is £65 a property each year, adjusted (pro-rated) during the roll-out. The draft regulations leave the amount to the database operator.

What you will need

Your own details, each property’s details and rent, and its gas safety, electrical safety (EICR) and energy (EPC) records. The free deadline checker works out when each of those is next due.

If you don’t register

GOV.UK says registering will be a legal requirement and not doing it risks a fine. The Renters’ Rights Act 2025 lets councils fine up to £7,000 for letting a property without the required entry (section 91).
